For Relocators

Relocating to Northern California

Moving to the Sacramento region from out of the area? Here’s how to compare towns before you commit to one.

Start With the Map

How to Compare Northern California Towns

Commute First

Where you work decides a lot. I-80, Highway 50, and Highway 65 all behave very differently at 7:30 in the morning.

Housing Stock

Roseville, Rocklin, and Folsom lean newer. Sacramento and Woodland have older, more established neighborhoods. That changes what your budget buys.

Lot and Land

Closer to the foothills means bigger lots and more trees. Closer to the city means smaller lots and shorter drives.

Summer Heat

The valley runs hotter than the foothill towns. If that matters to you, it should shape the search from the start.

Planning the Move

What the Timeline Looks Like

Six Months Out

Start with financing and a realistic budget, and decide whether you’re buying before or after the move.

Three Months Out

Narrow to two or three towns. If you can’t visit yet, I’ll walk properties on video for you.

One Month Out

Get pre-approved, tour in person if you can, and write an offer. Remote closings are routine now.

Buying Remotely

If you can’t be here, I’ll do the walkthroughs on video, flag anything that looks wrong, and never let you buy a house I haven’t seen properly myself.

Get Specific

Start with the towns relocating families ask about most.

Next Step

Planning a Move to the Area?

Tell me where you’re coming from, where you’ll be working, and roughly when you want to land. I’ll narrow the map down to a few towns worth your time.
