Frequently Asked Questions

The questions I get asked most, answered the way I would answer them on the phone — no jargon, no pressure.

Buying

Buying a Home

What areas do you cover?

Greater Sacramento — Sacramento, Roseville, Rocklin, Folsom, Lincoln, Carmichael, Fair Oaks, Woodland and Davis — plus Yuba City, Marysville and the surrounding Yuba-Sutter area. If you are not sure whether a town is in range, just ask.

Do you work with first-time buyers?

Yes. We start with your credit and your real budget, then pre-approval, and only after that do we look at houses. I explain each step in plain language, because most first-time buyers are making the largest purchase of their lives and nobody has walked them through it before.

Should I get pre-approved before I start looking?

Yes, and it is usually the first step. Pre-approval tells us what you can borrow, it tells sellers you are serious, and it keeps you from falling in love with a house that was never in range.

How much do I need for a down payment?

It depends on the loan program. Some start well below 20%, but there are trade-offs in monthly cost and mortgage insurance. I work with local lenders and I am happy to introduce you to a few — you are never obligated to use anyone I suggest. We compare the options side by side before you commit to one.

Do you work with VA buyers near Beale AFB?

Yes. I work with VA buyers around Beale Air Force Base and the Wheatland, Plumas Lake, Marysville and Lincoln corridor. There is a guide to that on the blog.

Can you help if I am buying from out of the area?

Yes. If you cannot be here, I will walk properties on video for you, flag anything that looks wrong, and I will not let you buy a house I have not seen properly myself. Remote closings are routine now.

Selling

Selling a Home

How do you decide what my home is worth?

We start with what has actually closed nearby — not asking prices — then adjust for condition, updates, lot and location. You get the numbers behind the number, not just a figure.

What does it cost to sell my home?

Agent compensation is negotiable and is always disclosed in writing before your home goes live. Beyond that you should expect title and escrow fees, county transfer fees, any repairs or buyer credits we agree to, and your moving costs. I put together an estimated net sheet so you can see what you would actually walk away with.

Should I make repairs before I list?

Not all of them. We pick the repairs that actually return money and skip the ones that do not. I buy and renovate properties myself, so the estimates I give you are figures I would use on my own deal.

Can you sell my house as-is?

Often, yes. It depends on the condition and the price we set. If the house needs work, that changes who the likely buyer is and how we market it — not whether it can sell.

I am moving out of state. Can you help?

Yes. We map your California sale against your out-of-state purchase so the dates line up instead of fighting each other. I am licensed in California only, so I cannot represent you on a purchase elsewhere — and I will say that plainly rather than pretend otherwise. Where I know a trusted agent in your destination area, I will introduce you directly.

Do you help with downsizing and 55+ moves?

Yes. Downsizing is about matching the house to the life you are planning, not just buying something smaller. We look at single-level living, doorway and bathroom width, maintenance load, and the HOA rules and fees in any community you are considering.

Working Together

Are you bilingual?

Yes — English and Spanish. Hablamos español.

What is your license and brokerage?

California DRE #02057985, with eXp Realty of California, Inc. My office is at 915 Highland Pointe Dr, Suite 200, Roseville, CA 95678.

How much experience do you have?

I have been a licensed California REALTOR since 2017 — 8+ years, more than 100 closed transactions, and nearly 200 families served across Sacramento, Placer, Yuba and Sutter counties.

Do you work with investors?

Yes. Rentals, fix-and-flips, and properties that need work. I buy and renovate properties myself, so we can talk through realistic renovation costs, holding costs and exit prices rather than guesses. I do not promise returns — I will show you what the downside looks like too.

Do you charge for an initial conversation?

No. Tell me what you are planning and I will give you a straight read on it. If waiting is the smarter move, I will tell you that as well.
