Colorful painted houses along a tree-lined street in Midtown Sacramento

Communities

Explore Northern California Communities

Eleven towns and cities across the greater Sacramento region. Each one trades something for something else — here’s what to weigh before you pick.

How to Choose

The Same Budget Buys Different Things

Drive forty minutes in any direction from Sacramento and the housing stock changes completely. Newer construction on the east side, older established neighborhoods closer in, bigger lots as you head toward the foothills.

There is no single best town. There is a best town for your commute, your budget, and how much house you want to maintain.

I work this region every day, so I can tell you honestly which trade-offs are worth making at your price point — and which ones will bother you two years in.

What to Compare

Four Things That Matter More Than the House

Commute

I-80, Highway 50, and Highway 65 are not interchangeable at 7:30 in the morning. Drive your actual route at your actual time before you commit.

Housing Age

A 1950s Carmichael ranch and a 2020 Rocklin build carry very different maintenance profiles. Budget accordingly.

Lot and Land

Bigger parcels toward the foothills mean more privacy, more upkeep, and more wildfire consideration.

Schools and Services

Incorporated cities and unincorporated county areas deliver different services and often sit in different school districts.
