Get Your Financing Sorted First
Before we look at houses, we get you pre-approved. It tells us what you can comfortably afford — not just what a bank will lend you — and it tells sellers you’re serious.
I work with local lenders and I’m happy to introduce you to a few. You’re never obligated to use anyone I suggest.
Once we know your number, the search gets simpler and a lot less emotional.
The Process
Six Steps From Search to Keys
Get Pre-Approved
We find out what you can afford and what it costs you monthly — mortgage, taxes, insurance, and HOA.
Define the Search
Area, size, condition, and the trade-offs you’re willing to make. I’ll tell you which ones are realistic at your budget.
Tour Homes
We see them in person, and I point out the things that matter: roof, drainage, foundation, deferred maintenance.
Write the Offer
Price, terms, and contingencies. I run the math both ways so you know what you’re actually committing to.
Inspect and Negotiate
We inspect, we ask for repairs or credits where they’re warranted, and we walk away if the property isn’t right.
Close
Appraisal, final loan approval, and signing. I keep you ahead of every deadline rather than reacting to them.
Good to Know
What Buyers Ask Me Most
How Much Do I Need Down?
It depends on the loan. Some programs start well below 20%, but there are trade-offs in monthly cost and mortgage insurance. We compare them side by side.
Should I Buy Now or Wait?
That depends on your timeline, your rent, and how long you plan to stay. If waiting is the smarter move, I’ll say so.
What About Homes That Need Work?
I renovate properties myself, so I can give you a realistic read on repair costs before you commit to anything.
Do I Really Need an Inspection?
Always. It’s the cheapest information you’ll get in the entire transaction.
